Many architectural firms lure customers in with low starting fees, then make them up by increasing costs towards the end of the project. We would rather be as transparent as possible, which is why we price a fixed fee for each stage.

A fixed fee per stage means you know the cost of the next step before you commit to it, and you can stop at the end of any stage. It also means the fee is quoted against a defined scope rather than an open-ended one.

We provide a detailed quote for architectural services at RIBA Stage 1, once we have seen the property and agreed the scope with you. Before that, the feasibility meeting is where we discuss initial design ideas and indicative costs. The first consultation is free.

What drives the fee

    Scope

    Which RIBA stages you want us to carry out. Some clients take a project to planning and manage the rest themselves; others want us through to handover.

    Complexity

    A listed building, a constrained site or a difficult planning position takes more work than a straightforward extension, regardless of floor area.

  3. 3

    Size

    Floor area matters, but it is rarely the largest factor on smaller domestic projects — the process is much the same for a modest extension as a large one.

    Existing information

    Whether usable surveys and drawings already exist, or need to be procured before design work can begin.

Our Fees — Frequently Asked Questions

How much does an architect cost?

It depends on scope and complexity rather than on floor area alone, which is why a single headline figure is usually misleading. You can use our Fee Calculator for a budget quote, and we provide a detailed fixed-fee quote at Stage 1 once we have seen the property.

Do you charge a percentage of build cost?

We price a fixed fee for each stage. A percentage fee rises as the build cost rises, which is not an incentive we think a client should be paying for.

Do I have to commit to the whole project?

No. Fees are quoted per stage, so you can stop at the end of any of them.

How long does planning take?

For smaller applications, planning approval may take eight to ten weeks. For larger applications this can be thirteen to fifteen weeks, and is sometimes delayed. The clock starts when the authority validates the application, not when it is submitted.

Is the first consultation really free?

Yes. It is a complimentary session to explore the project and understand the scope before you commit to anything.
